The first step is finding the right home plan and aligning on your true budget. We feature transparent, flat pricing—no upselling. Our goal is simply to maximize your money or find smart ways to save.

• Financing: Most clients need to get pre-approved first. We highly recommend Marie Rorrer at First Bank and Trust in Christiansburg, VA for the smoothest lending process.

• The Fun Part: Once the budget is set, we use our product guides and samples to pick out all of your colors, finishes, and options.

Whether you already own land or are still hunting, we make sure the property is ready for a modular home. If you are still looking for that perfect lot, we partner with Chris Johnson at Remax8 to help you find it.

• The Site Visit: We visit the property to ensure delivery trucks can access the site safely.

• Line-Item Pricing: We build a clear breakdown of necessary site work—like driveways, wells, septic systems, and tree removal—alongside any "wishlist" items so you know exactly where your money is going before anything is signed.

Once you close on your construction-to-permanent loan, your lender issues the initial check to place your home into the factory production queue.

• Factory Timeline: It takes about 2–3 months for the factory to build and prepare your home for delivery.

• On-Site Prep: While your home is being built indoors, our crew is busy on your lot securing permits, clearing trees, putting in the driveway, and pouring the foundation.

After your home is delivered to the property, the bank releases the next round of funding so we can assemble the house and handle the finishing touches.

• The Finish Work: Our team manages all the final details: utilities, plumbing, HVAC, decks, siding, gutters, flooring, trim, drywall, and painting.

• The Big Picture: This final phase takes another 2–3 months. From the day we get funding to the day you get your keys, the total timeframe is typically 8–9 months (though weather or custom additions like garages can sometimes extend that).
